Selling your home is generally a complex and engaging transaction that calls for a careful analysis, as buyers have become more cautious than ever. They try and short-list at least ten properties in mind before making the final choice. Consequently sellers have also become more aware of meeting buyers requirements. More often than not, people generally renovate their house before putting it on sale to get the best price but you can always sell your house as it is as well.

Some of the tips for selling your home are as follows:

a) Appeal: First impression is very important as you can make or break a deal within thirty seconds. So, as a seller you need to create an appeal in the minds of a buyer so that they cannot deny the offer. It would need to clean your house as everybody wishes to live in a hygienic environment. The yard or the garden of your house can be a good place to begin with. Mostly, people generally concentrate on cleaning inside of their houses but show carelessness towards the front part of their house but you could always begin cleaning with the most visible part of the house first. Adding a touch of cleanliness would give you an edge over others.

b) Colors and styles: It should be neutral as most of the people can relate to such shades because if you would use colors and shades that do not like, they might not buy the home.

c) Define every area: There is a kind of unsaid inquisitiveness in every buyers mind to know and understand each corner of the house they would probably buy. So, it becomes sellers responsibility to help the buyer define each room and let them decide what they can use the rooms for and how would they settle their individual items. You need to present a hint of lifestyle that the buyers would be attracted to.

d) Pets: Pets might be your companion in joys and miseries but certainly not when you are showing your home to the prospective buyers as pets have a tendency to get underfoot. So, pets should be kept out of sight or under full control while buyers are in.

e) Be informed: Sellers cannot afford to be laid back when their priority is to sell the house as it is. You need to be completely informed about the latest trend, buyers orientation and market value of your as well as other houses in your locality.

f) Select the way to sell your house: Decide the way you would be comfortable selling your house i.e. through an agent or on your own. It would help you identify the modus operandi to implement while searching for the buyer of your house.

g) Determine the price: You should price your house according to the facilities available along with the location in mind. Keep a minimum and maximum limit to the rate. It would enable you to decide how far and beyond you can negotiate with the buyer.

h) Keep the crowd away: Buyers prefer to assess the house with optimum concentration, as they would spend a lot of money into it. So, try to keep everyone away who is not needed in the seller-buyer transaction. Silence is also required so you need to keep down the volume of television, stereo and other factors that might create disturbances.

i) Know everything that you could know about your home: Buyers generally investigate a lot about everything regarding the house they intend to buy so you need to know as much as you can regarding your property so that you do not appear to be a careless person in front of the outsiders.

Selling a house as is, is difficult as people generally opt for newly renovated houses. It is up to the seller to use the best possible methods to get the best price for his or her home.

    Price, Price, Price. Find out what other similar homes are selling for in your market and the cut your price by at least ten percent. Expect to have bids that fall an additional 10% under your asking. If you can not afford to take the 20% hit – don’t sell – waste of time.

    List the extras if you have any. Offer to leave the furniture, fridge, stove, etc if someone is interested.

    You pay the closing costs on the house. You can do a rent to own where a portion of the rent goes towards the down payment on the home.

    Turn the property into a rental and make sure the rent cover the bills and it costs you basically nothing to keep it.

    Yes price price price! It has to show the best, be the best price and in the best location in your neighborhood.

    I would have a professional stager come in and give you advise on how to rearrange things to make the house look bigger and brighter. Get rid of clutter, any signs of wear and tear, clean and/or paint everything! If you have been putting off mechanical repairs you had better take care of them now! If a buyer has an inspection and they find deferred maintenance, you could blow a sale! Be smart and listen to the professionals and the advise they provide you.

    O.K. they’re all saying cut your price….duh!!! it goes much more than that… just check how much it would cost you to replace this house with the actual price for materials. Of course the second would be your location and third the size of land you’re offering. Be smart and take charge be ahead of the rest get your house exterior in great shape if it means it need paint then put a fresh coat of paint and add or remove some of your landscaping just clean up front and back and please be diligent to maintain it.
    The majority of the existing homes for sales have been sitting on the market for too long (2 yrs plus in my area Florida) price reduction has already been done but the regular maintenance is not up to par as of now since the market is stopped. You’ve got to remember that when it does move it will move and you better be ready!
